Habitat for Humanity Montgomery County seeks Partner Families for New Neighborhood in Magnolia

Habitat for Humanity of Montgomery County, Texas (Habitat MCTX) is now accepting applications for its Homeownership Program, offering qualified families the opportunity to purchase affordable homes in Marble Creek, a new Habitat community in Magnolia.

Marble Creek will create affordable homeownership opportunities for more than 200 families and represents Habitat MCTX’s largest neighborhood development to date. Construction on the first homes will begin this summer, and Habitat MCTX is currently seeking partner families who are interested in becoming homeowners in the community.

Selected families will have the opportunity to become homeowners in a newly constructed Habitat home in Marble Creek. Through the program, families invest sweat equity, complete homebuyer education, participate in financial preparation, and meet other program requirements designed to support long-term success.

Applications must be completed in person by scheduled appointment at the Habitat MCTX Administrative Office. Walk-ins and online applications are not accepted, and appointment availability is limited.

Applicants must have a household income at or below 80% of the Area Median Income (AMI) for Montgomery County, demonstrate a need for safe and affordable housing, qualify for a mortgage through a third-party lender, complete all program requirements, and pass a background screening. The program is designed for households that are financially ready for homeownership, have a stable source of income, and can afford the ongoing responsibilities of owning and maintaining a home. Habitat MCTX also offers its Homes for Heroes program, which expands affordable homeownership opportunities for local first responders, veterans, military members, and school employees. Homes for Heroes participants secure their own financing and complete a modified program structure with adjusted sweat equity requirements, along with HUD-approved homebuyer education and income eligibility up to 120% of the Area Median Income (AMI).

The launch of Marble Creek follows the completion of Cedar Creek in Conroe, where 129 families now live in safe, affordable homes. The success of Cedar Creek demonstrates the long-term impact of affordable homeownership and serves as the foundation for Habitat MCTX’s next phase of growth.

“Cedar Creek showed what is possible when a community comes together to build opportunity,” said Vicki Johnson, Executive Director of Habitat MCTX. “Over the years, volunteers, donors, sponsors, and partner families transformed a piece of land into a neighborhood where 129 families now call home. As we begin Marble Creek, we look forward to welcoming more families and creating new opportunities for affordable homeownership throughout Montgomery County.”

Construction in Marble Creek will begin this summer, with the neighborhood’s first four homes taking shape through Habitat’s Blitz Build initiative. LGI Homes has committed to building three homes and will be joined by Matt Powers Custom Homes & Renovations and Laura Powers Property Group, Compass RE TX LLC, which will blitz a fourth home.

Marble Creek is located on 81 acres generously donated by the Chimenti family and will become a mixed-income community designed to expand housing opportunities for families across Montgomery County.

In addition to affordable homeownership programs, Habitat MCTX also offers a Home Repair Program that provides critical repairs at no cost for qualified homeowners. Projects may include accessibility improvements such as wheelchair ramps, roof repairs or replacements, plumbing and electrical repairs, window replacements, and other health and safety improvements that help residents remain safe in their homes.
